Property Finding Service
Please allow me to please to explain how my business works as it may prove to be useful to you. I operate similar to "A Place in the Sun" in the United Kingdom, but I operate uniquely from Spain, this is our Unique Selling Point that sets this business from regular estate agencies in this area.
A) A client usually contacts me looking for a particular type of property in a certain town, or at times undecided within a number of towns in the Costa Blanca North (Benidorm to Oliva geographically)
In Spain, agencies collaborate within ourselves and I split the commission received from the seller. By doing this, I assist our buyers in finding a new home by coordinating all through one point of contact, ME.
I always work for the buyer, you are my focus point and I fight your corner, giving you a premium service at no charge.
B) I never charge buyers, I only charge sellers, and the commissions are fixed in Spain and paid by the seller, hence this service does not cost you any extra.
C) I can also provide an Excel spreadsheet in Euros and Other Currency for you to add your current price bracket, if you modify the price in Euros, you will see how the costs modify automatically, these costs are fixed in Spain and include Tax, notary, land registry fees, legal fees, and survey fees. I do hope this is precise for you in order to assist you.
D) I can also provide you with rough locations of properties and add them to a viewing list. I always keep a viewing list active for you, closer to the time of your visit, I narrow down the properties. I have a team operating in the back office assisting me in finding new properties for all of my clients.
BUYING PROCESS IN SPAIN.
A) You will secure a property by signing a Reservation Contract, and with the payment of a reservation fee (5.000 euros the usual fee), this is refundable subject to mortgage approval, and always subject to all legal searches being passed successfully. This amount is deducted from the total price of the property. The property is subsequently taken off the market, at this point, the legal searches on the property begin by the buyers´ lawyer.
B) Once all legal searches are completed then a Sales Contract is drawn up and a further 10% is paid towards the property, this process usually takes 3 weeks. At this point, both parties are locked into the sale process. If the seller chooses to withdraw they are expected to return the 10% plus a further 10% as a penalty to the buyer. If the buyer withdraws from the purchase, you forfeit all the funds paid to the account.
C) You dictate the date for completion on the property. I always recommend a lawyer and a technical surveyor to assist you with any purchase. A written quote will be provided for both of these services to you.
D) If you require a mortgage, I assist you in completing the application form and I make the appointments for you with the bank for the opening of your new bank account, and the bank manager for the mortgage.
E) If you require a rental agency to rent your property out in order to obtain an income, I have access to a list of reputable agencies which will guarantee your income.
F) I also facilitate any building or refurbishments needed on your property by providing written quotes from reputable builders.
